While exclusive listings are prioritized for focused marketing, buyer screening, and coordinated viewings, we also accept non-exclusive Authorities to Sell, subject to review.
Approved non-exclusive properties may be listed on our portals and shared through the Multiple Listing Service (MLS), allowing exposure to a wider network of licensed brokers and qualified buyers.
For lease listings, a written Authority to Lease remains mandatory in compliance with PRBRES regulations. This safeguards both the property owner and the licensed broker and ensures lawful marketing and representation.
Non-exclusive listings receive professional handling and MLS-based exposure, but may have limited marketing priority compared to exclusive listings, which are given full focus in advertising, buyer coordination, and negotiations.
For optimal results, we strongly recommend an Exclusive Authority to Sell or Lease, which enables full marketing execution, controlled pricing and information, and active buyer management from listing to closing.

Under PRBRES regulations, a written Authority to Negotiate or Authority to Sell from the property owner or authorized representative is required before any property may be advertised or offered, to ensure proper authorization, compliant marketing, and to avoid license suspension or revocation of licensed real estate brokers.
